Travelers Country Club #1, a private seasonal RV and golf community in Clear Lake, MN, seeks a dependable, self-motivated, and community-oriented on-site caretaker (individual or couple) to manage property maintenance and provide general oversight of the grounds and common areas year-round. DUTIES AND RESPONSIBILITES: This position is responsible for continual maintenance of TCC#1 and its park facilities. This position monitors and maintains conditions around the park including grounds, golf course, activity building, pool and clubhouse. This is a year-round position that requires onsite living in the TCC#1 provided two bedroom/one bathroom apartment.
POSITION PURPOSE: Provide weekend office support, general housekeeping, light maintenance, property oversight of TCC#1 Clubhouse and includes all other facilities during the off-season.
HOURS: Position will require early morning hours during the open season (April through October): 7am daily for gate, laundry and pool opening and evening availability from 9-10pm for gate, laundry and pool closing. No set hours during the off-season (November through March).
QUALIFICATIONS/SKILLS:
· Independently identify project priorities, manage time effectively, and complete directed actions.
· Ability to provide a clean, welcoming, and professional environment for members, guests, vendors, etc. of key TCC#1 facilities (clubhouse, activity building, pool, etc.)
· Ability to resolve unexpected problems professionally and courteously.
· Ability to partner with front office personnel and Board of Directors to provide successful park operations.
· The ability to lift, push, pull, and carry up to 50 pounds.
· Must be able to obtain certified pool operator licensure.
JOB DUTIES:
· Provides weekend office coverage (Saturday 10am-3pm and Sunday 11am-3pm); welcoming members and guests, answering general questions and completing light administrative duties, as needed.
· Maintains TCC#1 facilities to provide clean, sanitary, and safe and professional appearance at all times (trash removal, dusting, cleaning, weeding, etc.).
· Manages the daily opening/closure of TCC#1 clubhouse, front park entrance, pool, laundry facilities.
· Performs daily cleaning and maintenance of clubhouse facility, activity building and pool area; as well as weekly interval deep-cleaning of laundry and other general facilities.
· Informs TCC#1 personnel of necessary repairs of facilities (painting, electrical, etc.)
· Demonstrates common sense, good judgment, and consistency in day-to-day contact with all TCC#1 stakeholders (personnel, members/guests, vendors, etc.).
· Coordinates with TCC#1 personnel and Board of Directors for year-round security and safety, monitoring park entrance gate and common ground buildings.
· Assist in the set up and take down of events in activity room.
PRIMARY RESPONSIBILITES AND TASKS:
1. SPRING (early-April) Assist with seasonal opening of Clubhouse, laundry, bathrooms, (cleaning, organizing, etc.) and opening and closing of front gate.
2. SEASONAL (mid-April through mid- October)
· Weekend office coverage (Saturday 10am-3pm, Sunday 11am-3pm).
· Daily gate opening/closure (7am; 10pm).
· Daily Clubhouse opening/closure (7am; 9pm).
· Daily pool opening/closure (8am; dusk-9pm).
· Daily laundry room opening/closure (7am; 9pm).
· Daily maintenance of pool area, bathrooms, activity building and sauna (emptying trash, wiping down surfaces, straightening patio furniture/pool deck).
· Transfer of pool chemicals before, during and after pool season.
· Clean Activities room and bathrooms 4-5 times a week.
· Assist with light projects (mowing, weeding, painting, etc.) as needed.
· Supporting other TCC#1 personnel, as needed.
· Assist with seasonal closing (mid-October) including deep cleaning, securing facilities, assist with water system shutdown, etc.
3. WINTER/OFF-SEASON (November through April)
· Provide oversight of TCC#1 facilities; ensuring all assets are secure and protected.
· Snow removal on sidewalks and front parking area around to apartment garage.
· Oversee any off-season vendor projects, serving as on-site contact.
· Communicate off-season facility status updates to Supervisor.
RELATIONSHIPS: This position reports directly to the President of the TCC#1 Board of Directors and may receive regular directive from other TCC#1 personnel (e.g., Park Supervisor and Business Manager); yet is not responsible to any other member of TCC#1. The Caretaker will establish a good working relationship with all members.
KNOWLEDGE, SKILLS AND ABILITIES:
The Caretaker must have a working knowledge of general property maintenance (cleaning, seasonal protection, security, etc.) to ensure the care and protection of the property. The Caretaker must have the ability to lift, push, pull, and carry up to 50 pounds. Must be able to obtain certified pool operator licensure.
This position receives on-site housing as compensation for position responsibilities. This housing consists of a two-bedroom, one bath apartment including electric, wi-fi, heat and trash service.
